    Every city builds differently, and every climate breaks houses differently. A home inspection in Vancouver is a hunt for rot and rainscreen failures. In Calgary, it's a hunt for frost, clay soil movement, hail damage, and era-specific building materials that were standard practice when the house went up. This guide walks through exactly what HomeWise looks for on a Calgary home inspection — first by construction era, then by the climate stressors that affect every home in the city regardless of age.

    Why Calgary homes need a Calgary-specific inspection

    Calgary sits at 1,045 m elevation on the edge of the prairies, on a mix of glacial till and expansive clay, in a climate that swings 30 °C in a single chinook week. That combination produces a very specific set of defects:

    • Freeze-thaw cycling — Calgary sees more than 100 freeze-thaw cycles a year, more than almost any major Canadian city. Water gets into concrete, mortar, and shingles, freezes, expands, and pries them apart.
    • Expansive clay soils — swells when wet, shrinks when dry, moving foundations and flatwork seasonally.
    • Hail alley — Calgary is the most hail-damaged city in Canada. Roofing, siding, soffit, and AC condensers all take a beating.
    • Extremely dry, cold winters — warm indoor air leaking into cold attics condenses and freezes, then drips as attic frost melts in a chinook.
    • High radon potential — the Calgary region has some of the highest residential radon readings in Canada.

    An inspector who doesn't weight for these will produce a technically complete report that misses what actually costs Calgary owners money.

    What we look for, by construction era

    Pre-1950: Inglewood, Ramsay, Bridgeland, Mount Royal, Killarney

    Calgary's oldest housing stock is well built but almost always modified. Fewer defects, higher dollar values.

    • Foundations: rubble stone, brick, or unreinforced concrete. We look for spalling, mortar loss, bowing, and past parge repairs hiding movement.
    • Wiring: knob-and-tube remnants, ungrounded two-prong circuits, 60-amp services, fuse panels, and DIY splices in the basement joist bays.
    • Plumbing: galvanized supply lines (restricted flow, rust), cast iron drains that fail from the inside out, and lead bends at the stack.
    • Heating: converted gravity furnaces, oversized mid-efficiency units, and chimney liners that were never upgraded when the furnace was.
    • Envelope: little or no wall insulation, original single-glazed or early double-glazed windows, and asbestos-containing materials in old plaster, vermiculite, and duct tape.
    • Additions: nearly every pre-war home has one. We check whether it's on a proper frost-depth foundation or a floating slab that's now separating.

    1950–1977: Glamorgan, Haysboro, Acadia, Thorncliffe, Forest Lawn

    Post-war bungalows are simple, solid, and full of upgrades of varying quality.

    • Aluminum branch wiring (roughly 1965–1977): a real fire concern when terminations aren't pigtailed with approved connectors. We check panel and device terminations and note insurer requirements. See our aluminum wiring guide.
    • Basement suites: often added without permits. Egress windows, ceiling separation, interconnected smoke alarms, and furnace room fire separation are the usual failures.
    • Foundation cracks: poured walls with minimal reinforcement; diagonal cracking at window corners is common. See what foundation cracks mean in Calgary.
    • Grading and weeping tile: original clay tile that has silted up, plus 60 years of soil settling toward the house. This is the single biggest cause of wet basements we see.
    • Attics: undersized insulation, blocked soffit venting after re-insulation, bathroom fans venting into the attic.
    • Windows and doors: often first-generation replacements from the 1990s that are now themselves failing.

    1978–1995: Ranchlands, Edgemont, Woodbine, Shawnessy, Hawkwood

    This era consistently generates the longest defect lists in Calgary, because multiple systems are all reaching end of life at once.

    • Poly-B plumbing: grey polybutylene supply lines installed roughly 1985–1997. Insurers increasingly refuse or surcharge it, and failures are sudden. See our Poly-B guide.
    • Original or first-replacement furnaces: mid-efficiency units well past 25 years, plus early condensing furnaces with corroded heat exchangers and improper venting slopes.
    • Roofing: most homes are on their second or third shingle layer. We look for layered tear-offs, hail bruising, and inadequate ventilation.
    • Windows: failed thermal seals and rotted wood-clad frames on the weather side.
    • Decks: ledger boards lag-bolted through siding without flashing — a rot and collapse risk we flag frequently.
    • Chimneys and fireplaces: zero-clearance metal fireplaces at end of life, and masonry chimneys with freeze-thaw spalling above the roofline.

    1996–2010: Tuscany, Evergreen, Cranston, Panorama Hills, Auburn Bay

    Modern construction methods, but the first big maintenance cycle has arrived.

    • Hail-damaged roofing and siding: the 2020 and 2024 hailstorms hit these communities hard. We look for bruising, mat exposure, cracked vinyl, and dented soffit, fascia, and AC fins.
    • Stucco and acrylic finishes: cracking at window corners, missing sealant, and moisture staining at kick-out flashing locations.
    • Attic frost and ice damming: vaulted ceilings, complex rooflines, and pot lights punched through the vapour barrier. Thermal imaging finds these fast.
    • Hot water tanks and furnaces: 15–25 years old, right at replacement age.
    • Grading and settlement: backfilled soil around newer basements is still settling, tipping walkways and patios back toward the foundation. See grading and your foundation.
    • Poly-B tail end: some early homes in this range still have it.

    2011–present: Mahogany, Livingston, Seton, Carrington, Belmont

    New doesn't mean defect-free — it means different defects, most of which are warrantable if you catch them in time.

    • Insulation and air sealing: missing attic insulation over the garage, gaps at the rim joist, unsealed vapour barrier at bulkheads and pot lights.
    • Flashing and envelope details: missing kick-out flashings, unsealed penetrations, and inadequate deck-to-wall detailing.
    • HVAC balancing: undersized returns, bonus rooms 5 °C off the rest of the house, and HRVs never commissioned.
    • Grading not yet complete: builders often leave rough grade; final grade and downspout extensions are the homeowner's problem later.
    • Trades finishing: plumbing shut-offs missing, dryer vents unconnected in the wall cavity, backwards-wired outlets.
    • Radon rough-ins: post-2015 Alberta homes have a radon rough-in pipe, but it's usually capped and unfinished — and the house can still test high.

    Climate stressors we check on every Calgary home

    Freeze-thaw and frost

    We check concrete driveways, garage slabs, walkway joints, parging, and masonry for spalling and scaling. Inside, we look for frost lines and efflorescence on basement walls — usually an insulation and air-sealing problem, not a failing foundation.     Clay soil movement

    We measure slope away from the foundation, check downspout discharge distance, look for negative grade under decks and along fence lines, and correlate interior crack patterns with exterior drainage. In Calgary, most foundation complaints trace back to water management, not structure.

    Hail and wind

    Drone roof scans let us look at every slope safely, including steep and multi-level roofs. We document hail bruising, granular loss, cracked ridge caps, damaged vents, and dented siding, soffit, and AC condensers — the evidence you'll need for an insurance claim.

    Attic performance in cold, dry winters

    Calgary's winter humidity is low outside and high inside. Warm moist air leaking through bathroom fans, pot lights, and attic hatches condenses on the cold sheathing, freezes, and then melts during a chinook. We use thermal imaging to find the leaks and check insulation depth, baffles, and soffit airflow.

    Radon

    Chinooks and thermal cycling

    Rapid 20–30 °C swings stress caulking, sealants, window seals, and ice-damming zones. We check sealant condition at every penetration and look for staining at wall-roof junctions.

    What do Calgary home inspectors look for that inspectors elsewhere don't?

    Calgary's climate and soils drive the priority list: freeze-thaw damage and frost heave, expansive clay soil movement around foundations, hail-damaged roofing and siding, attic frost from air leakage in very cold, dry winters, and elevated radon levels that are among the highest in Canada.     Which Calgary construction era has the most inspection issues?

    Homes built between 1978 and 1995 tend to produce the longest defect lists because that era combines Poly-B supply plumbing, early high-efficiency furnaces now past their service life, original windows, and aging asphalt shingles. Pre-1950 inner-city homes have fewer but more expensive issues, usually foundation, wiring, and heating related.

    Does Calgary's clay soil really cause foundation problems?

    Yes. Much of Calgary sits on expansive clay that swells when wet and shrinks when dry. That seasonal movement shows up as diagonal cracks at basement window corners, sticking doors, and sloping floors. Most of it is manageable with grading and downspout corrections, which is why we assess drainage on every inspection.

    Should I get a radon test with my Calgary home inspection?

    We recommend it. Health Canada's guideline is 200 Bq/m³ and a significant share of Calgary-area homes test above it, including new builds. A short-term test placed during the inspection gives you an early indication; a 91-day test gives the official number.

    Is a new build in Calgary worth inspecting?

    Absolutely. New homes routinely have missing attic insulation, unsealed vapour barriers, incomplete flashing, and unbalanced HVAC.
