Townhouse Inspection

    Townhouse Inspections in Calgary

Townhome inspections from $400 + GST. We cover your unit, the shared walls and the roof line above it — with thermal imaging, a drone roof scan and a same-day digital report.

A townhome sits between a house and an apartment: you usually own the inside of your unit and everything in it, while the roof, siding, structure and often the driveway belong to the entity. That split is exactly where buyers get burned, because nobody tells you which repairs are yours. HomeWise Property Inspections inspects your unit room by room, the shared party walls, and the roof and envelope above your unit, then tells you plainly what the entity is responsible for and what to confirm in writing before you remove conditions. Townhome inspections are priced separately from apartment condo inspections — from $400 + GST depending on the size of your unit.

    Why this inspection matters

    Freehold or bare-land condo?

The same building can be freehold or a bare-land condominium, and the answer decides who pays for a new roof or window seals. We document which arrangement your unit appears to sit under and give you the exact questions to have your lawyer confirm.

The roof line above your unit

On attached rows the roof is shared, so one neighbour's leak or a failed seam can travel into your ceiling. We drone-scan the roof covering, flashings and seams above your unit and flag the wear the entity hasn't addressed.

    Shared walls tell you things

Party walls carry sound, fire risk and sometimes moisture from the neighbouring unit. We check the fire separation, penetrations and any staining that suggests a leak on the far side of the wall.

Entity maintenance shows up in your fees

Deferred roof, envelope and parkade work becomes a special assessment. If the entity documents you've been given include a reserve fund study, engineering report or minutes, upload them to our free AI review and it flags underfunding and pending assessments in plain language.

    Frequently asked questions

How much does a townhouse inspection cost in Calgary?›

Townhome inspections start at $400 + GST for units up to 1,500 sq', with $10 per additional 100 sq' beyond that. This is separate from our apartment condo rate of a flat $375 + GST, and your exact price is confirmed before you book.

Do you inspect the roof if it belongs to the entity?›

We inspect the roof covering, flashings and seams above your unit — a drone scan is included — and report what we can see. Major roof replacement is usually an entity decision, so we also tell you what to ask the board about.

    What is a bare-land condo townhome?›

It's a townhome where you own the building but the land is owned by the condominium entity. Bare-land complexes usually collect fees for snow clearing, exterior maintenance and insurance, and the entity's budget decides how much of the outside ever gets fixed.

Can you review the entity documents for me?›

We don't act as a document reviewer. Our free AI condo document review does the first pass — upload the reserve fund study, engineering reports, minutes or bylaws you've been given and it flags financial and building-envelope concerns in plain language.

How long does a townhome inspection take?›

Most townhomes take 2–3 hours depending on the number of storeys, finished basements and access to the roof and crawl space.

When will I get the report?›

Same day — an interactive digital report with photos, thermal images and a priority repair list you can forward straight to your realtor or the entity's manager.
