    Acreage Home Inspections Around Calgary

Rural properties in Rocky View County, Foothills and beyond — the house, the outbuildings, and the well and septic realities.

An acreage inspection is bigger than a city inspection. Beyond the house itself there are wells, septic systems, cisterns, pressure systems, outbuildings, long driveways, grading across acres of land, and often a mix of original farm structures and newer construction. HomeWise inspects acreages and rural properties across Rocky View County, Foothills County, Cochrane, Springbank, Bearspaw, Heritage Pointe, Langdon, Crossfield and surrounding areas. We document the home top to bottom — with thermal imaging and drone roof scan included — and clearly flag the rural systems that need specialist verification, so you know exactly what you're buying.

    Why Calgary homeowners choose HomeWise

    Well and water systems

We inspect the visible components — pressure tank, pump controls, treatment equipment and plumbing — and recommend water potability testing and well-flow verification, which require lab and pump specialists.

    Septic systems

We document the tank location, field area, alarms and visible components, and note age and maintenance indicators. A septic pump-out inspection by a licensed septic contractor is recommended on every acreage purchase.

    Outbuildings and shops

Barns, shops, garages and Quonsets are inspected for structure, roofing, electrical safety and moisture — heated shops with subpanels get the same electrical scrutiny as the house.

    Rural-specific risks

Overloaded electrical services, DIY additions without permits, wood-burning appliances requiring WETT certification for insurance, and grading or drainage issues across large lots are all common acreage findings.

    Frequently asked questions

How much does an acreage inspection cost?

Acreage inspections start at $525 + GST, adjusted for the size of the home and the number of outbuildings. Thermal imaging and drone roof scans are included — especially useful on large rural roofs.

Do you inspect the well and septic system?

We inspect all visible components and document condition and maintenance indicators. Water potability lab testing, well-flow testing and septic pump-out inspections require specialists, and we coordinate recommendations in the report.

How long does an acreage inspection take?

Usually 4–6 hours depending on the house size and number of outbuildings. You're welcome to attend for all or part of it.

Do you inspect wood stoves and fireplaces?

We document their visible condition, and for insurance purposes recommend a WETT inspection by a certified technician — most insurers require it on rural properties.

Do you travel outside Calgary for acreages?

Yes — we cover Rocky View, Foothills, Cochrane, Springbank, Bearspaw, Langdon, Crossfield, Bragg Creek and surrounding areas at the same pricing, with no travel charges.

When will I get the report?

Same day. A detailed digital report with photos, thermal images and prioritized findings for the house and each outbuilding.
