A post-possession inspection is designed for Calgary homeowners who have already moved in and want a clear, professional assessment of their property's condition. Whether you waived inspection conditions in a competitive market, bought privately, or simply want peace of mind after settlement, we examine every visible system and component the same way we would during a pre-purchase inspection. The difference is the timing: we inspect after you own the home, so the report becomes your personal maintenance and repair roadmap rather than a negotiation tool.

Why this inspection matters
Catch what the walkthrough missed
Possession-day walkthroughs are rushed and emotional. Our inspection gives you the time and expertise to find issues that were easy to overlook on moving day.
Turn unknowns into a plan
The report prioritizes defects by safety and urgency, so you know what to fix now, what to budget for later, and what is normal wear for a Calgary home.
Protect your investment
Small leaks, electrical hotspots and ventilation issues get expensive fast in Calgary's freeze-thaw climate. Finding them early saves money and prevents damage.
Calgary-specific expertise
We know what fails first in local homes: roof hail damage, clay soil settlement, Poly-B plumbing, attic venting and high-efficiency furnace issues.

Frequently asked questions
When should I book a post-possession inspection?›
Anytime after you take possession. Many Calgary buyers book within the first 30–90 days so they can address issues while still settling in and planning their maintenance budget.
Is this the same as an 11th month warranty inspection?›
No. A post-possession inspection can be done on any home, at any age. The 11th month warranty inspection is specifically for new builds before the 1-year Alberta New Home Warranty labour and materials period expires.
Can I use this report to go back to the seller?›
Typically no — once possession has transferred, the seller is no longer responsible for defects unless fraud or deliberate concealment is involved. The report is for your planning, maintenance and peace of mind.
Do I need to attend the inspection?›
You are welcome to attend, but it's not required. Many clients prefer to review the digital report and then ask questions by phone or video call.
How long does the inspection take?›
Most post-possession inspections take 2.5–3.5 hours depending on the size, age and condition of the home. Reports are delivered the same day.
