Inspecting Older Calgary Homes: Inglewood, Bridgeland & Mount Pleasant

Calgary's inner-city character neighbourhoods — Inglewood, Bridgeland, Mount Pleasant, Sunnyside, Renfrew, Killarney, Altadore — offer mature trees, walkable streets, and architectural character you can't find in newer suburbs. They also come with 70- to 110-year-old building systems. Here's what an inspection should focus on.

Foundation

Many homes here sit on poured concrete or stone-and-mortar foundations from the 1910s–1940s. Expect cracks, some settlement, and occasional moisture. We document everything, but the question is whether the structure is stable today — not whether it's perfect.

Knob-and-tube and aluminum wiring

Pre-1950 homes may still have knob-and-tube wiring in attics or unfinished basements. 1960s–70s renovations may have introduced aluminum branch circuits. Both are insurance concerns and may need remediation. Read our aluminum wiring guide.

Plumbing

Original galvanized supply lines (now corroded internally) and lead solder on copper joints are common. Many homes have been partially repiped in copper or PEX. Check water pressure, look for mismatched pipe sections, and confirm the water main material at the house entry.

Heating systems

Older furnaces, hot-water boilers, and even a few remaining gravity-fed systems still operate. Modern high-efficiency replacements are an investment but pay back quickly. Check for asbestos-wrapped ductwork or pipe insulation in any pre-1985 home.

Roof & chimneys

Brick chimneys, dormers, and complex rooflines are character features — and water-entry risks. Drone inspection is essential. Look for spalling brick, missing flashings, and end-of-life shingles.

Asbestos & lead paint

Pre-1990 homes may contain asbestos in vermiculite insulation, drywall mud, and floor tiles. Pre-1978 homes may have lead-based paint under newer coats. Inspectors can identify suspected materials but cannot test — testing requires a separate hygienist.

Bottom line for character-home buyers

Don't be scared off — be informed. Most issues are manageable if you know about them and budget accordingly. Get an inspector who has seen hundreds of these homes and can put findings in proper context.
