Sewer Scope Inspections in Calgary: What HomeWise Checks

    October 24, 2026 7 min read
Sewer camera inspection of a residential drain line — HomeWise Property Inspections, Calgary

A home's sewer line is out of sight, but it should not be out of mind. Toilets can flush and sinks can drain even when roots, deteriorating pipe walls or a partial blockage are developing underground. A sewer scope uses a camera to look inside that buried line — giving buyers and homeowners information a regular visual home inspection cannot provide.

HomeWise offers standalone residential sewer scope inspections in Calgary for $299 + GST. You do not need to book a full home inspection. You can also request a sewer scope as an add-on when booking a property inspection.

What is a sewer scope inspection?

We insert a waterproof high-definition camera through an accessible sewer cleanout and follow the residential sewer line toward its connection with the municipal sewer. The live camera feed shows the inside of the pipe: its material, visible condition, joints and any obstructions. We document the accessible portion of the line and explain any areas the camera could not reach or clearly inspect.

This is an inspection, not drain cleaning or a repair service. It helps establish what is visible inside the line so you can make an informed decision about maintenance, further investigation or repairs.

    What HomeWise includes

    • HD sewer camera inspection from the accessible interior cleanout toward the city connection.
    • Pipe material and condition assessment: visible cast iron, clay, concrete or plastic sections, deterioration and transitions between materials.
    • Root intrusion checks: roots entering joints or cracks and restricting flow.
    • Visible damage checks: cracks, fractures, displaced joints and collapsed sections where the camera can travel.
    • Drainage concerns: standing water, suspected bellies, grease, debris and partial blockages.
    • Recorded footage and distance measurements to help explain findings and support follow-up with a plumber.
    • A digital report with a video link, photos and clear recommendations for the next steps.

You can watch the live feed and ask questions during the inspection. Rather than leaving you with unexplained footage, we put the findings into context: what appears serviceable, what needs attention and what warrants a qualified plumbing contractor's assessment.

Why Calgary homes benefit from a sewer camera inspection

Older Calgary neighbourhoods such as Bowness, Bridgeland, Parkdale, Mount Royal and Elbow Park include homes with aging buried sewer lines and mature trees. Older clay or concrete pipe can develop separated joints and cracks; cast iron can corrode and scale internally. Roots can enter existing openings and catch waste, gradually restricting flow.

Ground movement can also shift joints or leave sections holding water. Pipe age alone does not prove a line has failed, and a modern-looking basement does not prove the underground sewer was replaced. The camera provides evidence instead of assumptions.

When should you book a sewer scope?

    Before buying a home

Consider a scope during your inspection condition period, especially if the sewer's age and repair history are unknown. A standard home inspection checks visible plumbing and fixtures; it does not show the inside of the buried sewer line. Video evidence can help you discuss further investigation or repairs with your realtor before making the purchase firm.

When you already own the home

A standalone inspection can be useful after recurring slow drains, gurgling fixtures, a past backup or repeated drain-clearing visits. It can also help before a basement renovation, when you want to understand the existing drainage system before investing in finishes.

If sewage is actively backing up, contact an emergency plumbing contractor first. A booked inspection is not a substitute for urgent clearing or stopping an active overflow.

    Before selling

If you have an older line or a history of drainage problems, a scope can help clarify its condition before listing. Keep any repair invoices and camera reports available so buyers can review the history.

What a sewer scope cannot guarantee

A camera inspection records the visible condition at the time of the appointment. It does not guarantee future performance, measure the remaining strength of every pipe wall or confirm that a line is watertight. Standing water, debris, tight bends or a blockage can limit the view or prevent the camera from reaching the connection.

The service does not include excavation, hydro-jetting, root removal, pipe replacement or a full septic-system assessment. If access is unsafe or the line is obstructed, we document the limitation and explain what a plumbing specialist may need to do before a complete view is possible.

How to prepare for your appointment

    • Make the sewer cleanout accessible, with stored items moved out of the way.
    • Arrange permission and access with the owner or realtor if you are purchasing the property.
    • Share any history of backups, drain cleaning, sewer repairs or replacement.
    • Let us know about a known blockage or an inaccessible cleanout before the appointment.

    Cost, appointment time and booking

The standalone residential sewer scope price is $299 + GST, regardless of home size. We reserve 1.5 hours in the schedule for this appointment. Access, line length and obstructions affect how much of the line can be inspected within that visit.

Choose Sewer Scope Inspection when booking online, enter the property's details and select an available appointment. The buttons on this page open booking with the sewer scope service already selected. Common sewer scope questions

Can I book without a home inspection?

Yes. Our $299 + GST sewer scope is available individually for homeowners, buyers and sellers — including buyers who have already completed their general home inspection.

Is a sewer scope only for older homes?

No. Newer pipes can also have installation defects, construction debris or drainage problems. An older home increases the reason to investigate, but it is not the only reason.

What happens if you find a problem?

We explain and document what the camera shows, including its distance along the inspected line where available. A qualified plumber can then assess repair options and provide an actual quote. Do not assume every root or crack requires complete replacement; the appropriate response depends on the findings.

    Can you inspect in winter?

Often, yes, when the interior cleanout is accessible and the line is not frozen. Tell us about any access or freezing concerns when booking.
