Calgary's housing stock includes a lot of issues that are invisible to a buyer at a 15-minute showing:

Smarter alternatives to waiving
1. Pre-offer (walkthrough) inspection
Book an inspector to attend the showing or do a focused 60–90 minute walkthrough before you write your offer. You don't get the full report, but you get an experienced opinion on big-ticket items so you can write a clean offer with eyes open.
2. Short condition window (same day)
Instead of waiving, write a 24- or 48-hour inspection condition. Many sellers will accept this — it's much less disruptive than a 5–7 day window and still gives you the protection of a full inspection.
3. Information-only inspection
Waive the condition but still book an inspection right after the offer is accepted. You can't back out based on findings, but you'll know exactly what you're walking into and can plan repairs and budget accordingly.
